Management of Tax on the Increase in the Value of Urban Land (Impuesto sobre el Incremento de Valor de los Terrenos de Naturaleza Urbana, IIVTNU)

Calculation and processing of the council tax Increase in the Value of Urban Land, filing of returns and self-assessments, as well as obtaining prior estimates of fees to be accrued in future transfers.

Rental Management

Comprehensive and modular service covering all asset portfolio needs through a variety of services: marketing, formalisation of the rental agreement, occupancy management, and mediation with squatters, processing of deposits, invoicing, contact centre for tenant services, claims for arrears, management of maturities, and recovery of possession.

Delegated Lieu of Payment Signature

We will appear on behalf of our client in adjudications by delegated lieu, check the state of the property, organise the process of taking possession and the replacement of locks.

Sales Channel and Mediation

We organise sales channels for the transfer of large property packages, as well as any mediation during purchase and sale transactions.

Formalisation of Asset Purchases and Sale Transactions

Preparation of formalisation files and organisation of the signature before a notary.

We can either work directly with the client, property agents they designate, or our own staff from our subsidiary Tres Habitat for brokerage and rentals, who will draw up a tailor-made marketing plan depending on the number and type of properties to be sold, as well as specific rental plans.
