Property Purchases Still Grow In Catalonia

The Spanish College of Property Agents (Agentes de la Propiedad Inmobiliaria, API) have made the property market figures known during this year’s third quarter. These data have been offered exclusively by the Association of Registrars to the API and analysed during a digital appearance by Vicenç Hernández Reche, Tecnotramit’s CEO and chairman for the National Association of Property Agents (Asociación Nacional de Agentes Inmobiliarios, ANAI) and the Catalan Association of Property Agents (Asociación de Agentes Inmobiliarios de Catalunya, AIC).

According to the report, the number of registered purchases in Catalonia during this year’s third quarter was 26,966, the highest level since 2007’s second term with a quarterly increase of 3.6% and 12.2% in comparison to the same quarter of 2021. 100,301 purchases have been registered over the last 12 months, a year-on-year increase of 18.7% and the highest year-on-year result since 2007. The relative property business indicates there are 13.06 purchases for every 1,000 inhabitants, a maximum since the beginning of 2008.

The distribution of property purchases in Catalonia leads with second-hand properties at 84.45% during the third quarter followed by new builds at 15.55%. This last kind is itemised at 15% as free new builds and 0.55% as social new builds.

Barcelona continues to account for more than 6 out of 10 sales in Catalonia

The province of Barcelona recorded 64.8% of the total number of property sales in Catalonia during the last quarter, 17,468 sales. This means a quarterly increase of 11.8%. This was followed by the provinces of Tarragona with a 15.9% market share, 4,288 sales, and a year-on-year improvement of 5.9%; Girona with 15%, 4,038 sales, and a year-on-year growth of 15.4%; and Lleida with 1,172 sales, a 4.3% market share, and a year-on-year improvement of 2.9%.
